Site Overview

The former Newsome Mills site extends to approximately 2.7 acres (1.09 ha), consisting of the former Grade 2 Listed Newsome Mills building, office and associated clock tower, and cleared scrubland. This site is located approximately 3km to the south of Huddersfield Town centre, in the residential village of Newsome. Ruth Street, abutting the site’s south eastern boundary provides the primary access. Owing to its elevated position, the opportunity benefits from far reaching views northward over Huddersfield and beyond.

The main mill building was damaged in a fire in November 2016.

2019/91633 – Outline planning consent for 33 units in the former mill

We understand the former office to the mill can be converted to a residential dwelling under Permitted development, but interested parties should contact the Local Planning Authority to confirm.

Please note the existing Grade 2 Listed Newsome Mills also benefits from Listed Building consent ref: 2019/91401. There is no requirement to provide affordable housing as part of the planning consents. However, a Sec. 106 Agreement is attached to the planning consents stating that once Reserved Matters planning consent has been approved and all conditions associated with the Listed Building consent have been discharged the submission of a Viability Assessment including phasing plan is required. This is to ensure the delivery of the former mill element of the scheme in conjunction with the new build element.
